What You Need to Know About Roof Warranties
When deciding on the type of asphalt shingles for your roof, home owners are presented with many different options from roof shingle manufacturers, including the type of roof warranty that can be purchased. This article discusses the various roof warranties that home owners may encounter and understand which option(s) give them the best protection.
There are actually three different types of warranties. There is the Workmanship Warranty, the Manufacturer’s Standard Warranty, and the Manufacturer’s Extended Warranty.
Workmanship Warranties are sometimes called Services Warranties, and are issued by the roof contractor who is doing the roof installation. The workmanship warranty protects a home owner against any defect of workmanship on the roof installation. At Smart Roofing, we provide a 10 or 12 year workmanship warranty (depending on the type of roof shingle purchased), and we guarantee to repair or replace any defect in workmanship within the warranty period without any expense to the homeowner.
Manufacturer’s Standard Warranties
Manufacturer’s Standard Warranties are sometimes called Material or Product Warranties, and are issued by the roof shingle manufacturer. This is a limited warranty that is typically included in the purchase of roof shingles, and covers defects in materials only due to manufacturing defects or the shingles breaking down or failing before they should. This warranty does not include the cost of labour or disposal, and is typically prorated based on the life of the roof.
What does it mean to have a pro-rated warranty?
Most manufacturer’s standard warranties are pro-rated. This means that in the event there is a manufacturer’s defect in the roof shingles, the homeowner will receive replacement shingles proportional to the amount of time remaining on the warranty period.
For example, you bought 100 roof shingle bundles with a 30-year warranty. 10 years into your roof installation, you noticed that your roof is leaking. To claim your warranty from the manufacturer, it must first be determined that the leak was caused by a defect in the roof shingles, and not by poor workmanship. The onus is on the homeowner to prove that there is a defect to the roofing material. In our example, given you have 2/3 time remaining on your warranty period (i.e. 20 years left of your 30-year warranty), you will only be provided with 67 shingle bundles (2/3 of 100 roof shingle bundles) by the manufacturer to replace your roof shingles. You will pay for the additional 33 shingle bundles to replace all your roof shingles, and you will have to pay for the removal, disposal and reinstallation of the roof shingles.
Manufacturer’s Extended Warranties
Manufacturer’s Extended Warranties are sometimes referred to as Manufacturer’s System Warranties, and are issued by the roofing manufacturer in conjunction with authorized roofing contractors who have gone through the manufacturer’s certification process to prove their competency and workmanship. Manufacturer’s Extended Warranties typically cover the entire roof system, including materials, removal, disposal and labour for reinstallation of the roof shingles. It is worth nothing that not all shingles made by the manufacturer are eligible for extended warranties, and would only be eligible if the roofing contractor meets the manufacturer’s installation requirements.
